LAND AUCTION

 

Two Parcels:  119 Acres & 3 Acres in Sussex County, Virginia

At Sussex County Courthouse, 15088 Courthouse Road, Sussex, Virginia

To be sold at public auction are two adjoining parcels of land in Henry Magisterial District, Sussex County, Virginia, located near the Southampton County line, off of Virginia Secondary Route 735 (a.k.a. Courthouse Road/Three Creeks Road).

 

Tax Map Parcel 162-A-2 consists of 119.72 acres by survey, and has three points of access; 136.7’ of road frontage and a 20’ ingress-egress right of way on  Virginia Secondary Route 704 (a.k.a. River Town Road), and 40’ of road frontage on Virginia Secondary Route 609 (a.k.a. Butts Road).

 

This tract contains approximately 100 acres of growing pine, sprayed and burned in 2016 and replanted in February 2017, along with approximately 3 acres of pine planted in February 2009.

 

This tract features natural and man-made water bodies, and is traversed by the Lake Gaston Water Pipeline.  It offers excellent hunting, equestrian, and other recreational opportunities.

 

Tax Map Parcel 162-1-3A1 is a three acre wooded lot featuring growing pines and mature hardwoods, with 375’ of frontage on Virginia Secondary Route 704 (a.k.a. River Town Road)   

 

Both parcels are zoned A-1, General Agricultural.  Inquiries regarding subdivision and permitted uses in the A-1 zone should be directed to the Sussex County Planning and Zoning Department.

No purchase offers will be entertained prior to the public auction, and the seller reserves the right to accept or reject any bid at auction.

Sale will be held rain or shine in front of the Sussex County Courthouse, 15088 Courthouse Road, Sussex, Virginia.

At the conclusion of the auction an earnest money deposit in the form of a cashier’s check will be required of the successful bidder(s) as follows:  119 acre parcel - Ten Thousand Dollars ($10,000.00); 3 acre parcel - Two Thousand Dollars ($2,000.00).  The balance of the purchase price for each tract will be due at closing within 30 days of sale.
